Booking a group home is about more than picking a house. You want to know whether the layout works, how long the drive is, which month fits your plans, and what happens if it doesn't go ahead after all. Below you'll find what we do for you in all of this, and what you can expect from us.

Advice for your group

Give us the number of people, the dates, and what the group wants to do. With those three details, we usually land on two or three homes in a single conversation. If you know the ages too, Ingrid will hold them up against the floor plans. If someone is coming along who can't manage the stairs anymore, she'll look for a home with a bedroom downstairs. If there are small children, she'll look at the distance between the rooms.

What the advice costs

Nothing. You pay the rental price of the home and nothing else to us. The amount you see is the amount you pay. On weekdays you'll get a quick answer. If you send a request outside office hours, you'll read the answer the next morning.

  • Advice and mediation cost nothing, you only pay the rental price
  • Personal contact on weekdays
  • One invoice for the organizer, with all costs itemized

Driving to the Ardennes

From Utrecht, the drive takes 2 hours 30 to 3 hours 50, depending on the destination. You'll reach Liège and Namur the fastest, while Luxembourg and Mullerthal take the longest. From Antwerp, allow 1 hour 40 to 3 hours 10. For every destination, the drive time from both cities is in the box on the destination page.

Tolls, cars, and the bus

In Belgium, you'll start paying tolls from May 2027. In Luxembourg, you don't pay tolls. If your route runs through France, tolls apply on the highways there. Plan on one car for every five people, because the homes are outside the villages and hardly any bus runs on the weekend. Only in La Roche-en-Ardenne can you do everything on foot. If you're coming with a coach, let us know when you book. In the Eifel, a bus gets to the door at most homes, while in the Semois Valley it hardly does anywhere.

Which month suits you

April and May are drier than their reputation, and the water is then high enough for canoeing. July and August are warm and busy, with low water levels and crowded well-known spots. In October the water is warmer than the air, so the mist hangs over the river until around eleven. If you're coming for the scenery, book that month. In winter you can head to the High Fens, where snow lies more often than elsewhere in Belgium.

What to watch for with the weather

On the high moor, the weather turns faster than elsewhere, so always bring rain gear. The Oesling in Luxembourg lies two hundred meters higher than the Belgian Ardennes, so it's a few degrees colder there and fall starts earlier. For a four-day stay, plan on one day when you'll want to stay inside, and pick a home with a second living space.

Canceling and changing

Cancellations follow tiered fees per home, which are shown in the overview before you book. If someone drops out of the group, the rental price doesn't change, because you're renting the whole home. We do settle the tourist tax based on the actual number of guests, so you'll get that back.

Moving a date

Unfortunately, that's not possible. If you can't make the booked dates, the cancellation termsapply. We recommend cancellation insurance if you book far in advance, because with a group, the chance that someone drops out is greater than with two people.

If your question isn't covered here, call or email us. Ingrid knows the ten destinations and the homes in them, and she'd rather think along beforehand than afterward. You'll find more practical answers in the frequently asked questions.
